Job Description

Responsibilities :

- Ensuring site-specific market value calculation and evaluation of commercial properties
- Follow strategy map and company Roll out
- Carrying out the examination and prequalification of real estate offers and the evaluation of exposés
- Ensuring expansion and intensification of the real estate business
- Ensuring the annual profitability planning and ensuring the agreed budgets
- Regular inspection of the properties
- Carry and maintain all commercial property contract data
- Supervision and negotiation of existing rental agreements
- Creation of qualified object evaluation documents on the basis of detailed site analysis
- Ensuring the acquisition and negotiation of contracts and the implementation of objective contract reviews
- Achieve number of store openings in the markets identified as per the business plan
- Conduct financial analysis and technical feasibility of the site
- Coordinate with finance team for analyzing and calculating profitability (SET) Standard Evaluation Template
- Streamline and formulate robust legal agreement for new stores with aim to ensure statutory adherence and mitigate organizational risk exposure
- Maintaining strong relationships with existing and prospective landlords
- Find potential locations and evaluate them both strategically and financially
- Provide qualitative and commercial benchmarks. Negotiate rents, terms and conditions with landlords
- Develop and maintain contacts with Real Estate brokers, landlords, mall operators, and other contacts to ensure sufficient pipeline of potential store locations market to identify threats and opportunities within the existing portfolio of stores
- Prepare all needed documents. Collect all the data and present them in an accurate and timely manner
- Managing the process with the necessary departments for signing the contracts of the approved (SET) stores

Requirements :

Knowledge & Required Skill

− City and Regional Planning knowledge
− 10+ years of work experience
− Construction/city planning qualification
− At least 4 years of experience in expansion and leasing
− Strong communication and negotiation skills
− Confident in persuasion & influence skills,
− No travel restrictions
− Active driving
− Working on projects from targeting the right ocation
− Understanding of market and catchment areas
− Analytical skills to collate and generate reports for projects
− Microsoft packet (Especially excel)
