Job Description
The Leasing Manager is responsible for overseeing and managing the leasing operations of the company.
This role involves coordinating leasing activities, developing and implementing leasing strategies, managing a team of leasing specislists, and ensuring high occupancy rates while maintaining excellent relationships with tenants.
Responsibilities :
• Conduct market research and analysis to identify leasing trends, demand drivers, and competitive dynamics.
• Monitor competitor activity and pricing strategies to maintain the competitiveness of properties.
• Stay updated on industry developments and emerging market opportunities to inform leasing strategies.
• Identify potential tenants that align with the company's vision and target market.
• Develop and implement effective leasing strategies to maximize occupancy, rental income, and enhance the tenant mix within the malls.
• Collaborate with the marketing team to create promotional materials and campaigns to attract prospective tenants.
• Conduct Mall tours and presentations for prospective tenants.
• Negotiate lease terms, rental rates, and concessions with prospective tenants.
• Manage the leasing process from initial inquiry through lease execution.
• Work closely with legal counsel to draft lease documents and resolve leasing-related disputes.
• Review lease agreements and ensure compliance with company policies and legal requirements.
• Develop and maintain strong relationships with existing tenants to ensure satisfaction and lease renewals.
• Address tenant inquiries, concerns, and requests in a timely manner.
• Maintain accurate records of all leasing activities, contracts, and tenant information.
• Liaise with various internal departments such as design, commercial, marketing, and operations teams to ensure seamless execution of leasing initiatives.
• Develop leasing budgets and forecasts in collaboration with the finance team.
• Monitor leasing KPIs, occupancy rates, and revenue metrics to track performance against targets.
• Prepare regular reports and presentations for senior management outlining updates, insights, and recommendations on leasing strategies and performance.
• Ensure the delegation of tasks within the leasing department and guarantee timely follow-ups and meeting deadlines.
• Provide ongoing support and development for team members, including performance evaluations and feedback.
• Foster a positive and collaborative team environment to achieve leasing goals.
Requirements :
• Bachelor’s degree.
• Proven experience in a similar role for 5 years.
• Strong managerial skills and experience in leading and developing teams.
• Excellent negotiation, communication, and interpersonal skills.
• Basic financial acumen.
• Strong analytical and problem-solving abilities.
• Business fluency in Azerbaijani. Good knowledge of English.
• Strong written and oral communication skills
• Excellent knowledge of MS Office
